July 2025 has been anything but slow in the North Texas real estate market. From land inquiries and custom builds to shifting buyer behavior and renewed interest in rural living, this month gave us a clear glimpse into what’s ahead for the second half of the year.
Here’s what I’ve been seeing on the ground and what you should know if you’re considering buying or selling in this unique market.
🔥 1. Land is Gaining Heat (Again)
In communities like Woodland Lakes and Driftwood Ranch, buyer interest picked up mid-month - especially for larger lots that offer flexibility and privacy. Whether for custom builds, second homes, or future investment, land is back on buyers’ radar in a big way.
📊 2. Market Conditions Are Leveling Out
We’re currently in a balanced market—not distinctly favoring buyers or sellers. This means:
Buyers have a bit more breathing room
Sellers still benefit from strong equity positions
Custom builders are actively booking out into fall and winter

🏡 3. Custom Builds Are on the Rise
With interest rates holding steady and resale inventory remaining tight, many buyers are choosing to build new homes on land. In Woodland Lakes especially, I’ve seen a surge in interest for Caliber Homes and Dunhill Homes - both known for flexibility and quality craftsmanship.
📈 4. Buyers Are More Intentional
This month proved that buyers are coming to the table more prepared. Whether it’s asking about title insurance, verifying zoning, or exploring utility access on raw land, today’s clients are doing their homework - and I love it.
