You found the perfect property. You’ve secured financing. You’re ready to close. But there’s one critical piece that can either protect your future—or cost you big: title insurance.

As a title professional, I’ve seen behind the scenes of countless transactions—and I can tell you: title work can make or break a smooth closing. Let’s walk through what title insurance really is and why every buyer should care.

Title insurance protects you, the buyer, from financial loss caused by problems with the title of the property you’re purchasing. These “problems” can include:

  • Unknown liens or unpaid taxes

  • Undisclosed heirs

  • Forged documents

  • Clerical errors in public records

  • Boundary or survey disputes

  • Prior ownership claims

Unlike other types of insurance that protect against future events, title insurance covers past issues that could threaten your legal ownership down the road.

Imagine closing on a property only to find out six months later that someone else claims to own part of it—or that there’s a $15,000 lien you didn’t know about. Without title insurance, those problems are now your problems.

With title insurance, the insurer steps in to resolve the issue—or compensates you for the loss.

🛡️ Two Types of Title Insurance

  1. Owner’s Title Insurance

    • Protects you as the buyer

    • Covers your investment for as long as you own the property

    • One-time premium paid at closing

  2. Lender’s Title Insurance

    • Required by most lenders

    • Protects the lender’s interest until the mortgage is paid off

    • Separate from your personal protection

Both policies play a vital role—but only the owner’s policy protects YOU directly.

💼 My Role as a Title Professional

Because I handle both real estate and title work, I can spot red flags early and help you navigate them. I’ve seen:

✅ Easements that weren’t disclosed

✅ Quitclaim deeds that didn’t hold up

✅ Sellers unaware of outstanding liens

That’s why I always recommend buyers review the title commitment thoroughly—with an expert who knows what to look for.

🧭 Peace of Mind is Priceless

Buying property is one of the biggest investments you’ll ever make. Don’t skip over the “fine print” thinking it’s just paperwork.

Title insurance isn’t just a box to check—it’s your first layer of protection as a property owner.
